If the thought of finding and buying a home seems like too much hard work, then you may want to consider a buyers agent. In fact, buyer’s agents are growing in popularity, and are used for a number of reasons. Here are a few examples of why you may choose to enlist a buyer’s agent onto your team: -
You just can’t afford the time to search through all of the properties – you’d prefer your agent to conduct all of the research and present you with a shortlist of properties that very closely match your needs;
You are relocating and moving interstate. You need an agent to identify suitable target areas and target properties within those areas;
You dread the thought of making an offer and negotiating for the ‘best price’. A buyers agent stays emotionally detached from the process and it’s part of their job to be a professional negotiator - they may be able to strike a better price that you would have achieved yourself (which could end up with you saving money);
May have a better understanding of local markets – and identify suburbs that offer better growth potential;
Help investors plan and execute the growth of their property portfolios.
Just as a real estate agent works in the interest of the vendor, a buyer’s agent works in the best interests of the buyer. They’ll make sure that your needs are understood and will act in complete confidence. You may ask the agent to assist you with specific areas (such as negotiating), or you can ask them to manage the end-to-end process, such as the building and pest inspection, closing etc.
As with all of your team, it’s important to meet with the agent and make sure that you’ll be able to trust your agent and have an effective working relationship with them.
