
When selling your home you have a number of responsibilities: -
Build your team You will need to select a solicitor or conveyancer and an agent. Both of these will be critical to your success – choose individuals that you have confidence in. Fix up your home You will need to fix up the odd-jobs that may detract from the overall look and feel of your home – This will be discussed in detail in a later section. Showcase your home Make sure that your home is always presented in it’s best condition. This will also be discussed in detail later. Be flexible Ensure that your agent has easy access to show your home. Remember – it only takes one buyer to want your home. Duty of Care Remember that your home will be regularly viewed by potential buyers during the sale period. Ensure that it is in safe condition – secure those rugs, frayed carpets, and make your agent aware of any hazards. Keep pets secure. Disclosure Though normally not an issue, you must ensure that you are dealing honestly and openly at all times – you must disclose all important information that may affect the value of your home – under no circumstances must you mislead or deceive your agent or prospective buyers. Failure to properly disclose could end up with the buyer having grounds for rescinding the contract – this could end up costing you thousands: - Threatening neighbours
