A question that’s often asked is “when’s the best time to sell?”

Most people believe that the best time to sell is “Springtime”. Springtime is certainly a busy time for listing and selling property – gardens are in bloom, daylight hours increase, and there tends to be a lot of properties available for prospective buyers to look at.   However it's this last point that is key – If you choose to list in Spring, then it’s likely that you’ll face more competition from other like-minded people.

In reality, there is no “perfect time” to list your property. Many factors determine the optimal time to sell - These include:-

What’s happening with the market in general? (during a slow market, the last thing you want is a large number of properties competing directly with yours); 

The general state of the economy;

Interest rates (if they are moving up/down or there is a change forecast);  


The only hard and fast rule that you should observe when thinking about the timing of going on the market is: -

“Don’t wait until you are forced to sell your home quickly”

The last you thing you should do is to wait until you have to sell. Whether this is because you’ve committed to buy another property, you’ve waited for the new baby to arrive; your parents co-location move is imminent, or whatever - if you leave it too late to sell your home, then you are taking a big risk. 

So, when it feels like the right time to get moving, don’t wait.
